General terms and conditions for valuations:<\/strong><\/h3>

Comparables are used based on known sales within our professional network.These are not included in the valuation report for GDPR and privacy reasons.<\/p>

This valuation report has been prepared entirely in accordance with the RICS Red Book and International Valuation Standards (IVS). Dimensions were completed according to IPMS 1. The extramuros principle was applied. <\/p>

At the time of preparing the valuation report, there was no knowledge of building offenses regarding the property to be valued. The report assumes that all structures can be considered permitted; any deviations in this regard may affect the potential market price. <\/p>

The condition of foundations and other invisible elements is not investigated and is not taken into account, unless explicitly stated by the client.<\/p>

General provisions regarding the general terms and conditions for valuations:<\/strong><\/h3>
  1. The expert valuer bears no responsibility for matters of a legal nature affecting the valued property. Unless otherwise stated, it is assumed that the property is held in absolute ownership. (The client is the tenant.) <\/li>
  2. Any sketch in the report may contain approximate dimensions. The expert valuer has not established exact dimensions of the property. <\/li>
  3. The expert valuer assumes that there are no hidden or invisible elements present on the property, the subsoil, or the structures that would positively or negatively affect the value of the property. The expert valuer bears no responsibility for such factors, nor for the investigation required to discover such elements. <\/li>
  4. With regard to appraisals that depend on a satisfactory completion of the construction, repairs, or alterations, the appraisal report and the valuation are based on the professional completion of the works in accordance with the plans and specifications.<\/li>
  5. The expert valuer assumes that all statements and information included in the report are true and correct and that no relevant information has been withheld.<\/li>
  6. All conclusions and assessments set out regarding the real estate in this appraisal report were prepared by the undersigned expert valuer. Only the expert valuer is authorized to make changes. He cannot be held responsible for any other changes made. <\/li>
  7. Subject to a valid soil certificate and the absence of soil contamination.<\/li>
  8. The valuation concerns a snapshot in time. The valuation should be revalued regularly in light of various changes (e.g., changes in the supply and demand market; changes to the property), wear and tear or renovations, changes in the surrounding circumstances, changes between stakeholders, etc. <\/li><\/ol>
