accordance with current Flemish legislation.<\/p><h2>What is an environmental permit for subdivision?<\/h2><p>Subdividing means dividing a parcel into two or more lots for the purpose of:<\/p><ul><li>sale of building land<\/li><li>long-term rental (more than 9 years)<\/li><li>establishment of a long-term lease or building rights<\/li><li>development of homes or other buildings<\/li><\/ul><p>Without a permit, these parcels may not be brought onto the market as building land.<\/p><h2>When is a subdivision permit mandatory?<\/h2><p>A permit is required as soon as you:<\/p><ul><li>split land with the intent to build<\/li><li>create new building lots<\/li><li>change building lines<\/li><li>construct or adapt infrastructure<\/li><\/ul><p>In many cases, a <a href=\"https:\/\/topo4d.be\/en\/pre-cadastral-registration-precad\/\">pre-cadastral registration<\/a> is also required before sale.<\/p><h2>How does the application procedure work?<\/h2><p>The application is submitted to the Board of Mayor and Aldermen via the Omgevingsloket.<\/p><h4>Step 1 \u2013 Preparation of the file<\/h4><p>We take care of:<\/p><ul><li>land check<\/h4><p>The municipality has 14 days to declare the file complete or incomplete.<\/p><h4>Step 3 \u2013 Advice and public inquiry<\/h4><p>Depending on the location, the application may be subject to:<\/p><ul><li>Advice from the regional urban planning official<\/li><li>advice regarding regional roads or protected zones<\/li><li>Public inquiry<\/li><\/ul><h4>Step 4 \u2013 Decision<\/h4><p>The decision period is a maximum of 150 days, possibly extended by the duration of the public inquiry.<\/p><h2>When is a public inquiry necessary?<\/h2><p>A public inquiry is required when the subdivision:<\/p><ul><li>falls outside a BPA or RUP<\/li><li>is larger than 5 hectares<\/li><li>provides for multi-family homes in a single-family environment<\/li><li>changes building lines<\/li><li>relates to protected or sensitive areas<\/li><\/ul><p>Objections can be submitted during this period.<\/p><h2>What about changing an existing subdivision?<\/h2><p>Do you want to adjust
